The answer is you collect 12 cheques in the second, third and fourth year and so on until the tenant says he is leaving. If he is leaving, then his last month is already paid so then if he is leaving on the last day of the 12 month in the 10th year, his rent is paid for that month and if he gave you twelve post dated cheques as expected, you can give that cheque back for his last month or cut it up in front of him at the front door. It is best to give it back. If he is leaving on the last day of the 4th month of the 2nd or 5th year then you give back 8 cheques. You have the cheques for the first three months. Then you have the last month's cheque given to you when he first moved in. He is not staying so, you return the other 8 cheques he dropped off at your office. Maybe you set up a standing order so his bank debits his or her account and sends you the money directly once a month instead of cheques. You receive cash when they first move in for the first and last month's rent.
